Rental Requirements and Application Process

Solio Property Management complies with all Federal and State Fair Housing Laws and does not discriminate on the basis of race, color, religion, national origin, sex, handicap/disability, familial status, marital status, age, ancestry, sexual orientation, medical condition, gender, gender identity, gender expression, genetic information, source of income, citizenship, immigration status, primary language spoken, any arbitrary characteristic, perception, association, or any other basis protected by Federal, California, or local law. We process applications using the requirements below and select the most qualified tenant.

*Application fees are $50 and are non-refundable. We incur these costs through our third-party screening company. We process applications typically within 1-3 business days, and our goal is to have an answer to you within 2-3 business days. Please allow for some time for an update. Incomplete applications will not be processed. Each applicant will be screened for credit history, leasing history, income verification, and criminal history.

Your lease start date is a determining factor. We are looking for the tenant to move in as soon as possible no later than 15-20 days from the application processing start date. We do make exceptions, please reach out to discuss your specific situation and to verify that we will approve your lease start date before you apply.

To process your application, we will need you to provide us with the following:

  1. A fully completed application: All tenants 18+ that will be living at the property must complete our online application and pay the $50 application fee. The application fee is paid through the tenant application website via credit card. Please make sure you have completed all fields as we will only process completed applications.
  2. Government ID/ Drivers License: We will need a photo/scan attached to the online application for each applicant.
  3. Proof of income for all applicants: Combined tenant monthly income must be 2.5 times that of the monthly rents to be considered to lease one of our properties. We will need proof of legal income to verify that you meet our rent to income ratio requirement.

Rental Requirements:

  1. Credit/FICO score of 650 minimum
  2. Monthly gross income a minimum of 2.5 times the rental amount. Example: $1,000/ month rental price. Must have a minimum of $2500 gross income per month.
  3. No recent evictions.
  4. No current landlord debt.
  5. 18+ years of age.
  6. No negative rental history.
  7. Applicants with excessive amounts of collections debt will be denied.
  8. No landlord debt over the past 7 years.
  9. No current liens.
  10. No current negative utility accounts.

Here are some examples of adequate income verification: most recent 2-3 paycheck stubs, full payroll print out from your employer, a copy of previous years tax returns, proof of retirement income, proof of any liquid assets (EX: bank accounts, stock accounts), last two bank statements, proof of any government income (EX: social security, welfare, disability), child/spousal support, or any other verifiable legal income.

*Please attach all the above documents to your online application. Remember we will not process any applications that are not 100% complete. If you are having difficulty completing the application, please contact us directly.

*We will contact your previous landlords. Please provide your last 3 rental references. We will verify through the county tax records that the landlord reference owns the property.

*If your application is approved, we may require 2-3 business days to get the property ready for move in. If you have not viewed the unit, we highly recommend doing so. Not viewing the property can be a reason your application is not considered over other approved applicants.

You Agree To These Terms When You Submit A Rental Application:

By submission of a rental application you agree that each financially responsible adult (18 and older) and all non-financially responsible adults are required to complete an application. Each applicant authorizes Solio Property Management to process their personal credit history, criminal background, eviction history and verify employment, salary and past tenancies. The information collected will be used for resident screening purposes only in reference to a property managed by Solio Property Management. You understand that submission of an application does not guarantee tenancy in the desired property. Leases are granted on a first-approved application basis determined by most qualified applicant(s) and on the owner’s criteria, with final approval rendered by the homeowner. Examples of the criteria considered are (but not limited to): FICO (credit) score, past tenancy verification, eviction history, employment history, salary and income levels, tenancy start date, desired lease term and type and number of pets. Furthermore, it is possible that when your application is submitted, other qualified applications could be in process for the same property.

Approved Applications & Deposit:

Once notified by the leasing office of your approved application, you are required to confirm your tenancy within approximately 1-3 business days (leasing office to determine deadline on case-by-case basis) by completing the following: [1] all tenants shall review and sign the lease documents and, [2] remit the security deposit . Lease documents will be circulated for electronic signature to all adult residents, and a deposit is required to hold the property until the scheduled possession date. The deposit must be delivered at the residence or agreed upon location in the form of a cashier’s check or money order within approximately 1-3 business days (Solio Property Management to determine the deadline on case-by-case basis) of the approval.

The deposit will be taken to “hold” the property for the tenant until the actual lease starts with delivery of keys (possession date), and collection of first month’s rent. Until the lease start date, the funds are non-refundable and are considered “good faith” money to remove the unit from the rental market to be placed “on hold” for the tenant under contract. Should the tenant fail to conform to the lease agreement, remit the first month’s rent and take possession of the property, the deposit will not be refunded; the funds will be used to compensate the property owner for the marketing time and rent income lost as a result of taking the property off the market. Upon possession and payment of the first month’s rent, the deposit will convert to a fully refundable security deposit and applied at move-out should there be any cleaning, tenant caused damage and/or maintenance issues that are a tenant cost.

If Your Tenancy Is Not Approved

If you submit your application(s) and do not choose to rent or are not approved for tenancy, the $50 application fee(s) will not be returned. You will be notified of an approval or denial of your application as soon as we are informed by the property owner of his/her decision. If your application is not approved, you will be notified in writing of the denial. By request, you may receive a copy of your credit report at no additional charge. We can accommodate this request by mailing a copy of the report to your attention. Applications will remain on file for sixty [60] days and you can transfer your application to another property managed by Solio Property Management, with no additional fees. Solio Property Management and our homeowners strictly adhere to policies of the Fair Housing Act and no application is approved or denied on the basis of race, color, national origin, ancestry, religion, sex, disability, age, citizenship status, genetic information, marital or family status, sexual orientation, gender identity and/or gender expression, AIDS/HIV, medical condition, political activities or affiliations, source of income, or any other protected class under the State and Federal Fair Housing laws.

Your RBP may include, subject to property mechanicals or other limitations:

  1. HVAC air filter delivery directly to your door approximately every 90 days
  2. Liability Insurance that meets all lease requirements from an A-rated carrier
  3. Move-in concierge service that includes a one call set up your utility services, cable, and internet services
  4. A resident rewards program that helps you earn rewards for paying your rent on time
  5. Credit building to help boost your credit score with timely rent payments
  6. $1M Identity Protection for all adult leaseholders
  7. On-Demand Pest Control that includes an innovative pest control service that provides an effective, reactive, and targeted approach to pest control
  8. 24/7 online maintenance reporting
  9. Home buying assistance for when the time is right to buy your “forever” home
  10. Online portal that includes access to your account, documents, communication and payment options
  11. Vetted vendor network: we find the technicians who are reputable, licensed, and insured

Liability Insurance requirements and options:

The Landlord requires Tenant to obtain liability coverage of at least $300,000 in property damage and legal liability from an A-rated carrierand to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.

To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.

Option 1: Do nothing. The Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by Solio Property Management for additional coverage details.

Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.

Please be sure that your policy meets the following criteria prior to submitting:

  • Policy is purchased from an A-rated carrier
  • Policy meets or exceeds the required $300,000 in property damage and personal liability
  • Solio Property Management is listed as additional interest
  • Solio Property Management address is listed as: PO Box 660121 Dallas, TX 75266
  • Include as Additional Interest

It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.

Resident Benefit Package

The Solio Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $30.95/month which includes; liability insurance, credit building, identity protection, HVAC air filter delivery, move-in concierge and rewards program. To get the most out of the RBP residents can upgrade to the premium RBP package which includes everything listed below for $39.95/month. By applying, Applicant agrees to be enrolled into their selected RBP Package and to pay the applicable cost of that selected RBP Package, payable with rent.

Pet Policy:

All applicants are required to complete a pet profile via our third-party vendor, regardless of if they have no household pets, assistance animal, or no pets at all. Solio Property Management charges a $250 refundable pet deposit per approved pet. Solio Property Management may charge a monthly non-refundable pet rent fee depending on the FIDO score provided by our third-party pet screening service

Not fully completing a pet application via our third-party pet screening vendor may delay or halt your rental application from being reviewed and processed. You may need to provide a photo of your pet(s) as part of the rental process. Final pet approval rests with the property owner or Solio Property Management. Our rental properties differ in pet policies regarding pet type, breed, age, weight, and number of pets allowed. Please read the rental ad carefully.

Solio Property Management accepts assistant animals per state and federal guidelines. If you have an assistance animal, you will need to complete a pet screening profile and verify your pet’s assistance animal status via our third-party pet screening vendor There is no application fee for creating an assistance animal profile. Please contact our office with any questions. Any animal known to have aggressive tendencies or known to have previously bitten someone will not be approved. If you have a pet that is not a dog or cat, please contact Solio Property Management prior to submitting your rental application and creating your pet profile.
